B Retail
Building A & B:
Landlord will provide all working drawings at earliest convenience. The
Landlord agrees to provide or construct Tenant's
premises with a Vanilla Shell. Tenant agrees to
pay prorate share. CAM shall include but not
limited to; property taxes, insurance,
assessments, common utilities, HVAC
maintenance/repairs, and operating expenses.
Operating expenses include but are not limited
to landscape maintenance, parking lot
maintenance, fire alarm/sprinkler monitoring and
repair, building repair and maintenance, and a
property management fee. Landlord shall be
responsible for the structural soundness of the
building, roof, and walls. The terms and
conditions will be subject to the review and
approval of counsel for both the Landlord and
Tenant as contained in a lease document.
Upon execution of the Lease by Landlord and
Tenant, Landlord will deliver a floor plan of
the "premises" to Tenant showing thereon, the
columns and other structural work in the
"premises." Within twenty (20) days after
receipt of said floor plan (or at a time
mutually agreed by Landlord and Tenant), Tenant
agrees to submit to Landlord four (4) sets of
full dimensioned 1/8" scale, or larger,
preliminary drawings and specifications prepared
by Tenant's architect, or designed at Tenant's
expense, which drawings shall indicate the
specific requirements of Tenant's space showing
clearly the store front, interior partitions,
ceiling plan, colors, materials, trade fixture
plans, lighting and electrical outlets, all in
conformity with application and the provision of
this Exhibit "B." Landlord agrees that it will,
at its sole cost and expense, commence and
pursue to completion the construction of the
improvements, as stated in "Description of
Landlord's Work" herein. Where final plans and
specifications are in conflict with this Exhibit
"B," the provisions of Exhibit "B" shall
prevail... Landlord's work shall be completed
in accordance with all applicable building
codes, conform to all applicable government
regulations (including Americans with
Disabilities Act) and be done in a professional
manner, utilizing first quality new materials of
Landlord’s selection. Landlord's Turnover of
the premises shall not be deemed to have
occurred until all Landlords’ work is complete.
Pre leases begin at $25 SF NNN. Once the
building is completed, retail will start at $30
NNN.
Building C and D
Office
Building C & D:
The office professional may purchase their own
office condominium ranging in size from 1,000-
9,600 SF. Companies who prefer to be located in
quick access to the Seattle/ Tacoma
International Airport will have the opportunity
to purchase their office space at a cost of
(these are presale prices) $333 per SF which
will include their space in a vanilla shell
condition. Please call for these details. Once
project is completed, prices will be $350 per
